Mimosa Open Floor Plan

This was quite the challenging project! We removed 5 interior walls in this ranch style house converting it to an open floor plan! We also added interior space by converting an old storage room that was located in the carport, behind the existing back door entry/laundry room making that the new laundry room and large walk-in pantry! We also completed a partial renovation of the hall bathroom, repaired & refinished all the hardwood floors, installed eight new interior Shaker Style door units with new hardware, new pocket door between the back door entry & kitchen, new stained 1/2 lite door for the new pantry, and built in entertainment center in the den/great room! We installed one major LVL beam that went from the front exterior wall to the rear exterior wall in the house that was 29′ long x 6″ wide x 24″ tall and is being supported (load bearing) by one of the columns/posts beside the new island, which also has a new footing under it! Off this new LVL beam we installed several smaller double and triple LVL beams where interior walls were removed. Installed all new electrical wiring for 4″ & 6″ recess lights, pendant lights, ceiling fan, floor receptacle, and all other new receptacles. Installed new R19 insulation in the ceiling, R13 insulation in the walls, new 1/2″ sheetrock and finished it smooth! We removed the old marble floor from the front entry foyer and installed new CDX sub-floor and red oak hardwood matching the existing hardwood! Repaired the other hardwood flooring as needed, sanded and refinished all the hardwood floors in the home! We removed the old screeds beneath the kitchen & laundry room floors and poured a new mud bed and installed Milestone 8″ x 24″(48″ originally that we cut in half) +ONE porcelain tile plank flooring in the color of Coal laId in a 1/3 – 2/3 pattern with Bostik Vivid grout with sealer in the color of Shadow! We built and installed custom maple wood cabinets with Shaker style doors with hidden hinges & 5 piece Shaker style drawers with under-mount full extension soft close guides, custom pullout trashcan, custom pullouts beside the range, and custom microwave cabinet in the island! At the end of the refrigerator we installed a little custom butler pantry cabinet with glass doors! Installed cove style crown molding around the cabinets and perimeter of the room. Also built and installed new mud room cabinet with hinged bench seat, shiplap back, and open cubbies above located in the back door entry/laundry room and built and installed wall cabinets above the washing machine and dryer. Cabinets and trim are painted Pure White SW 7005 from Sherwin-Williams. The island cabinet is painted Naval SW6244 from Sherwin-Williams. Riverside pulls and knobs from Top Knobs was installed to the cabinet doors and drawers. We installed a new Atrium Garden Window above the kitchen sink with operable casement side windows and shelf for plants. We installed tape LED under-cabinet lighting between the wall and base cabinets. Installed Soapstone countertop on the base cabinets on the kitchen sink side and Tesoro Bianco countertop on the island! Installed Kohler Apron Front Specialty sink, drain, In-Sinkerator 1HP garbage disposal, and Newport Brass gooseneck pullout faucet! Built two custom cedar columns on each side of the island. Installed shiplap and a Shaker style pocket door to the wall between the kitchen/breakfast room and back door entry/pantry/laundry room! Installed a stained half lite entry door to the pantry with frosted glass. Installed a motion detection switch for new pantry. Installed Beautiful Antebullum pendant lights over the island and a mini pendant over the kitchen sink. Painted the walls with Sherwin-Williams inteiror latex Super Paint in the color of Repose Gray SW 7015 and the two accent walls in Naval SW 6244! Bathroom walls are painted in the color of Granite Peak SW6250. All trim is painted with Sherwin-Williams Pro-Classic oil base trim paint in the color of Pure White SW7005. Installed new pendant lights in the front foyer, dining room, breakfast room, Minka Aire ceiling fan, and new outdoor sconces by the front and back doors! Installed new 4.25″ baseboard, shoe molding, and door window trim as needed. It really turned out nicely and hope the owners love it and get many years of use out of it!
